Abstract

This paper may be considered as a complete sketch that isbased on remote sensing data and field work carried out inSaddam market area located in Kadamtali Thana, Dhaka SouthCity Corporation. Uneven land reform and entangled land-useregulations are extensively regarded as the key to urbangrowth in large cities in Bangladesh. Although the significanceof land issues has been substantially recognized, conflictsregarding land finance seem to be a generally under-evaluatedfactor in explaining the phenomenon of urban growth. Thisstudy conducted an extensive literature research and proposeda conceptual framework to demonstrate the effects of land useincentives on urban growth in Bangladesh.Urban growth in Bangladesh manifests in multiple forms, suchas unplanned building structure, high density residentialcommunities that are continuous from existing urban centers,and chaotic peripheral-urban informal development. Theseforms of urban growth may be closely associated with failuresin government and market forces under the land financialincentives. The causes of urban growth were highlighted fromthe inherent impulses and conflicts of land finance. In therecent past this area was rural type but with the progression oftime and the facilities of the transportation systems this areahas become a sprawl of the city.This report tries to find how the urban growth of the Dhaka cityhas been followed by this peripheral city area and how thisimpacts on the social, economic political and environmentalsectors. From the summary findings it will assume thereduction in agricultural and vegetation area and increase instructural settlements and other structural developments.
